Financing Made Simple

Financing a custom home is different from getting a mortgage on a house that's already built. That's one of the biggest questions first-time custom-home clients have — and you don't need to figure it out by yourself.

We work alongside a lending partner familiar with land and construction financing who can help you understand the options available for your project.

Ask About Financing

Financing a custom build usually covers three phases:

  • Land loan — for the lot, if you don't already own it
  • Construction loan — funds released in stages as your home is built
  • Permanent mortgage — your construction loan converts once you move in

Frequently Asked Questions

Yes. Building on privately owned land and acreage is a major part of what we do. If you already own property within our building area, we'll discuss your homesite, the home you're considering and the next steps required to begin planning the project.

In many cases, yes. We can review the community’s architectural requirements, setbacks, exterior standards, and approval process before moving forward.

That's okay. You can talk with us before purchasing property. We can help you understand some of the things you'll want to consider when choosing land for a custom build.

Yes. You can bring us your own plan, begin with one of our existing floor plans, or customize a plan to better fit your property and the way your family wants to live.

That's the point of building custom. Instead of forcing you into a predetermined package, we'll work with you on the layout, design and selections that make sense for your home, property, priorities and budget.

Yes. We'll guide you through selections such as cabinetry, countertops, flooring, fixtures, colors and other finishes so you're not trying to make every design decision on your own.

No. In fact, talking with a builder earlier can help you make better decisions about your land, floor plan, priorities and budget. You can come to the first conversation with inspiration photos and a detailed plan — or simply a piece of land and an idea of the kind of home you'd like to build.

It depends on the property. Many rural and acreage homesites in our building area require private well and septic systems, while properties within municipalities or certain developments may have access to public utilities. We'll help you determine what applies to your property and coordinate those requirements as part of the building process.

No. We build on private acreage as well as qualifying residential lots and lots within communities where we build.

Once plans, selections and permitting are finalized, most Structured Custom Homes projects take approximately 8–12 months to build. Timing can vary depending on the size and complexity of the home, selections, property conditions and other factors.

There isn't one useful price-per-square-foot number that applies to every custom home. The final investment depends on factors such as the size and design of the home, property conditions, site work, utilities, architectural features, materials and finish selections. During your initial conversation, we'll talk about what you're hoping to build and your overall budget so you can determine whether the project is a good fit before moving too far into the process.
